Owner statements

Enter a month's income and costs for a home, check the management fee and owner net, approve and download the CSV.

An owner statement sets out one home's month: the income and costs you enter, the management fee from the home's commission, and what the owner nets. Once you approve it, it is frozen and ready to download.

Prepare a statement

  1. Open Statements. Under Prepare an owner statement, choose the Property and the Statement month.
  2. Add a line for each amount, with a Description and an Amount (USD). Positive amounts are income; negative amounts are costs. Choose Add another line for more.
  3. Choose Prepare statement.

Enter amounts in dollars with up to two decimal places, such as 1240.00 or -185.00.

Check the figures

The draft shows the owner's name and email and three totals:

Total How Cabin works it out
Line total Every line added together, costs included. It cannot be below zero.
Management fee The line total times the home's commission, rounded to the nearest cent.
Owner net The line total less the management fee.

For example, lines of $1,240.00 and $865.50 income with $185.00 cleaning and $95.00 pool service make a line total of $1,825.50. At a 20% commission the management fee is $365.10 and the owner nets $1,460.40.

Record booking income from your own channel reports: Cabin does not import payouts or reconcile channel payments, and it does not move money.

Approve and download

Choose Approve and freeze statement. Cabin records who approved it and when, and freezes the owner details, lines, commission and fee: later edits to the home do not change it. A home has one approved statement per month.

Then choose Download approved CSV. The file lists every line in cents and is safe to open in a spreadsheet. Only you and your managers can download statements.

An agent can prepare statement drafts for you to check: see Agent access.
